      lies adjoining on the South and West side of Jeremiah Adams 50 acres of

      and the northeast side of Richard Philpot's survey and the southeast side
      of Francis Collins survey and by the return is bounded as follows.
      Beginning at a post standing about 1.25 miles in a marsh, if being the
      beginning corner of 40 acres sold to John Little containing 103 acres
      after excepting 40 acres ... to John Little and recorded in the Surveyor
